*RCI Gold Crown Rated* This resort has an all-inclusive option! Featuring an elegantly appointed, 2 bedroom, 2 bath luxury Presidential suite that sleeps 6-8 guests comfortably. Usage is biennial in even years in a flex week during Gold season, and the right-to-use contract is in perpetuity, which is forever. Flex usage is from May through first two weeks of December. You can stay at Royal resorts in Cancun and Playa at three locations; including Sunset Royal, Lagoon & Fisherman\\\'s Village - and you will be able to stay at all future additions as well. You can also stay at Tres Rios resort. Maintenance fees are payable every other year, and fees have been paid for this year.
